This five story Class A office building was a first for the Centennial Hills area of Las Vegas. Located at the highly visible intersection of Ann Road and US95, the building design is distinctive, with an uplit crown that becomes an identity element and theme for the entire site development. The building materials are textured stone veneer at the human level, and smooth metal panels on the levels above. The highly upgraded lobby is modern in design, but captures a traditional richness through marble and limestone flooring and deep mahogany paneling. Site massing is scaled to transition from the five story to the surrounding residential neighborhood, and a neutral desert palette chosen to blend with the area.
Site amenities are geared toward building users, as well as neighborhood residents and visitors to the adjacent golf course, and include a single story retail center with outdoor cafes and food court. The retail center materials match those of the Class A office, to a lesser scale, with the use of stone and metal. Highly upgraded landscaping minimizes the impact of surfacing parking for 258 vehicles and a three level parking structure for 309 vehicles.
