The developer, Nevada HAND partnered with the Southern Nevada Regional Housing Authority and key funders; the City of Las Vegas, Chase Bank, and National Equity Fund to provide a complete property facelift, renovation and modernization that included site work improvements, turf removal and installation of water-efficient landscaping and remodeling of all 112 townhouse-style family apartments. To meet federal standards sever units were converted to fully accessible units including hearing impaired units. To meet HUD and Nevada Housing Division QAP energy conservation requirements building envelope enhancements, energy efficient window upgrades and new front doors were installed.
To create a sense of pride and ownership trellis work and Arbors were added to each unit. Maintaining a mature landscape, utilizing a neutral pallets of warm tones for the main structures and incorporating a splash of bright accent colors for each building creates a relaxed and calming environment. Oversize roof vents to increase energy efficiency break up the large planes of the roofs and create interest on the elevations.
The renovated community includes a beautiful Activity Center that features offices for property management and resident services, computer room, classrooms, and kitchen. To promote energy efficiencies and create a self-sustaining community a 27KW PV array was installed to offset 61% of the Activity Center’s energy needs.
