The Henderson Water Street South Development project is 61,000 SF of mixed-use space housed in two 2-story buildings located on 3.5 acres in downtown Henderson. In cooperation with the city of Henderson Redevelopment Agency, this project was developed and operated by SH Architecture. The project was constructed in two phases, with the first phase consisting of 30,400 square feet of office space and retail shops; while, the second phase consists of 29,400 square feet of office space. The phasing of this project is one of the critical factors in ensuring success for the entire project, as the retail spaces are supported by the influx of users associated with the office space. Phase I and Phase II work in tandem to enhance the experience of life in downtown Henderson, they also give momentum to the revitalization efforts currently taking place in Henderson.
This mixed-use redevelopment project in downtown Henderson was the first building under the redevelopment guidelines. The building is sited directly on the corner to enhance the urban fabric. A large pedestrian plaza at the corner links parking to the street, connects the two legs of the building and serves as outdoor dining for street level cafe. The Water Street South development plays an important role in establishing a market in Downtown Henderson and setting the standard for future developments.
